Semi - Once you have narrowed down your choices of agents, don't be shy about asking for references. Interview an agent like you would anyone else hired to work for you.

Talk to a few clients to get their opinions - was the property marketed sufficiently, did the agent keep them updated on a regular basis, was the agent knowledgeable and able to walk them through the entire process.

You need someone who is as in love with your home as you are. Someone who doesnt want to just know the basics about your home, they want to know about your personal work on the house, your personal history with the house, that way they can relay your feelings about your home to the new buyer. Anyone can show your home, you want someone who can make people fall in love with your home. Kay did that for us with every potential buyer, and was able to tell us when someone 'connected' with the house.

She sold our home last year in 4 weeks and 3 days, and got exactly what we discussed the first day she met with us........
